Generally I think this type of thing happens when you have access to content which is exclusive (at first anyway, we all know about them internet pirates and their file sharing). If you have something popular that can't be had anywhere else, it will draw huge traffic. The traffic will die after a while but you'll retain some as regular visitors. Rinse, repeat a few times and you have large stable of regular visitors that will attract an advertiser's eye. Know anyone famous ? Have a camera ?
